Basement

  1. (high) Waterproof wall behind laundry room sink and washer, particularly to prevent seepage underneath the frame into the large finished room.
  2. (high) Install inset lighting (6+2 fixtures); remove lighting fixtures from walls (recycle to use in living room).
  3. (high) Remove remnants of bar including wall and ceiling attachments; repair drywall and replace vinyl on floor.
  4. (medium) Frame and box in the electrical subpanel.
  5. (medium) Unify light switches so that there is a single set of switches at bottom of stairs for:
    • stairway light (switch at top and bottom)
    • laundry room light
    • inset lights (on dimmer)
    • convert useless light switches into electrical outlets or remove
  6. (medium) Close off stairway with banister and spindles (<4" separation).
  7. (medium) Lower outlet above washing machine/laundry sink and replace with GFCI. Replace outlet across from laundry sink with GFCI.

  3. (low) Add doors to convert space under master bedroom closet into a separated storage space.

  • attic could use additional insulation to be blown in
  • closet door (access door) needs to be hung better
  • repair frayed wire right above entrance to the attic space (electrocution hazard)

Living Room

  • air duct covers not properly screwed in
  • replace broken heat tile in fire box
  • have chimney company clean and inspect/repair interior of flue and damper (flue would not open so our inspector could not evaluate chimney)
  • fix wood adjustable sill under the front door

Dining Room

  • closets need to be refinished
  • check to make sure proper foundation was put in and proper footings
  • dry rot in closet?

Bathroom

  • replace master toilet
  • all outlets need to be GFI
  • tiles in bathroom need to be re-grouted and sealed
  • skylight in bathroom doesn't open

Garage

  • garage door opener was not tested as it was not powered; needs testing

Exterior

  • plastic glass stop on the door by the master bedroom is cracked and needs replacement

I would take Rt 101 from the LIE through the Preserves to 25a Go East through Downtown RP to Harding rd/MCCarricks/North to Soundview and work my way West form there.The pricetag jumps up once you pass Hallock Landing Road.
